Holmdel Township Unveils Redevelopment Plan for Former Vonage Property

Holmdel Township’s New Vision for the Vonage Property

HOLMDEL — Holmdel Township has opened the door to innovation by making the proposed Redevelopment Plan for the former Vonage property public. This strategic initiative aims to transform the site situated at the intersection of Holmdel Road and Main Street.

The Vonage property, once home to the cloud communications giant, has notable developments. Vonage served as the world headquarters here until its acquisition by Ericsson in 2022. Following the acquisition, the operations were relocated to Bell Works, also based in Holmdel.

In October 2023, the land and building were sold for $17.5 million to 23 Main Street Propco, LLC, an affiliate of Community Healthcare Associates (CHA Partners), marking a pivotal change of ownership aimed at bringing new life to the site.

The proposed redevelopment plan envisions a vibrant senior living community, supported by both active and passive open spaces. The design includes adaptive reuse of the existing structure that once housed Vonage.

According to the redevelopment proposal, the project will feature:

  • Memory care and skilled nursing beds in a new three-story building with a capacity of 90 beds.
  • 104 for-sale senior living units within the existing building.
  • 40 rental units within the new three-story building.
  • 65 for-sale units in a planned townhouse building.

Additionally, other approved facilities within the plan include:

  • Community meeting rooms.
  • Dining facilities.
  • A retail convenience store.
  • Healthcare services including ambulatory surgical suites.
  • Medical and professional offices.

Importantly, no hospital services will be permitted on the premises. A designated tract of land measuring five acres will also be allocated for a future Holmdel Township Emergency Services building.

The Holmdel Planning Board is tasked with overseeing the redevelopment project, which will encourage active public participation and input throughout the process.
